At Beacon Roberts we charge between $135-$150 per sqft regardless of the economy , we understand that everyone is feeling the pressures of inflation and high cost at the pump. We have a system that still allows us to make money and not have to pass the economy’s issues on to the client. So our average cost for a 2,674 sqft house would be around $381,045.00 just slightly above the national midrange average. We are proud of that!! Based on my 23 years in building and construction i have taken the time to break down the home building experience by phase and cost in hopes to educate people on the many things that go into hoke building and the reality’s of the investment cost to them.


Pre construction Design & Permiting : Before breaking ground, every new home requires a well-thought-out design and proper permits to ensure compliance with local regulations. This phase includes architectural planning, engineering, and securing the necessary approvals to move forward with construction.

Site Preparation


Clearing the site for construction and laying the groundwork for the foundation. We will grade the area and install erosion control where needed , we will string out your homes foot print with steaks and string. We will dig out for footings and prepare for foundation. We will bring in temp power for crews to work.

Estimated Cost: $5,000 – $20,000

Details: Includes land clearing, excavation, soil testing, grading, and bringing utilities to the site. Costs depend on the terrain, accessibility, and local regulations.


Foundation


Set up forms for footings and stem walls , retaining walls if called for. Call for inspection if passed Then we bring in concrete pump service and pour footings & stem walls to create a solid foundation.

Estimated Cost: $13,000 – $40,000

Details: This step includes pouring a concrete slab, crawl space, or basement. The foundation must be reinforced to support the structure and withstand environmental factors.


Framing

We start by laying vapor barrier in crawl space , set our vapor barrier for under mud sill , set mud sill , construct underfloor framing then call for inspection if passed , then we deck it! And start Erecting walls, R/o for doors, and R/o for windows & installing sheeting +house wrap to protect the structure. We wil fly in the truss package and set trusses and install roof sheeting and roof paper to make home “Dried in” Call for sheer wall inspection if passed move to the next steps below

Roofing

Installing pipes , ducting and electrical cables. Each trade has rough in inspection and trim out inspections and must be done for plumbing , HVAC , Electrical
